Your NIE
Foreign buyers need an NIE, the foreigner identity number, before they can sign a purchase or open the utilities.
Check the title and the agent
Before you pay a deposit, request a nota simple from the Land Registry (registradores.org): it shows the owner and any charges on the property.
The Registro de Agentes de Intermediación Inmobiliaria de la Comunitat Valenciana, set up by Decree 98/2022, is public and compulsory for agents working in the region (gva.es). Ask your agent for the registration number.
The notary and the Land Registry
Every sale is signed before a notary, who checks the parties and the deed; the purchase is then recorded at the Land Registry.
Property taxes
Resale homes pay the property transfer tax (ITP), whose rates are set by the Generalitat Valenciana; new builds pay VAT instead. Rates change, so confirm them with the regional tax agency (atv.gva.es) or your lawyer before you budget.
Where people live
See our property guide for the Eixample and the Pla del Remei, Ciutat Vella, El Cabanyal and Malvarrosa, and the Turia and the City of Arts and Sciences. We don’t publish prices or yields.
