Albania: Durrës, Vlorë and the Riviera
In Durrës, Eagle Hills is building Durrës Yachts & Marina on part of the old harbour of Albania’s oldest port city. Launched in November 2022, it plans a marina for large superyachts, hotels, beach and branded residences, shops and a promenade. The first residential buildings are under construction and apartments are on sale; completion dates have not yet been published.
Further south, Vlora Marina by Balfin Group, designed by the Belgian studio XDGA, brings a 438-berth marina, two five-star hotels and apartments to the seafront of Vlorë, built in phases. Vlora International Airport has been built to serve the southern coast; a certification flight has taken place, but passenger flights have not yet started. Before you buy
Most homes in these projects are sold off-plan through the developers’ own sales teams. Before you sign, take advice from an independent lawyer in the country concerned, check the permits and the construction stage of the building you are buying, and read the handover and payment terms carefully. Each market page on this guide lists official registers, notaries and lawyers where we have verified them.
